  • What do you need from me to open escrow fast?

    To open escrow fast, send the executed contract, contact info for all parties, commission instructions, HOA details if applicable, and lender info when financing is involved. The cleaner the package, the faster the start.

  • How do you keep everyone updated without me playing middleman?

    We set expectations early and provide timely status updates so you never have to chase  answers and everyone knows what’s next.

  • What causes most escrow delays?

    Most delays come from missing or incomplete documents, unclear instructions, slow responses, lender conditions, and last-minute changes.

  • What does “good funds” mean?

    “Good funds” are funds that are immediately available and verifiable under escrow requirements. Personal checks are generally not acceptable for closing funds. If a personal check is the only option, the funds may be held for up to 10 days until cleared by the issuing bank.

  • Can my clients sign remotely?

    Yes, in most instances. We offer DocuSign for documents that do not require notarization. For notarized documents, we can coordinate signing through our local notary team or a nationwide notary service.

  • Do you handle investor volume and multiple transactions at once?

    Yes. We work with high-volume investor firms, top agents, and high-volume teams, so our process is built for speed, accuracy, and repeatability across multiple files.

  • Do you handle 1031 exchanges?

    Yes. We coordinate with the client’s preferred 1031 Exchange Accommodator (Qualified Intermediary) to execute both traditional and reverse exchanges.
